The Acres

Comprising a series of factory-produced panels incorporating insulation, purlins, gable and party wall spandrels, roof windows and roofline, the Smartroof system was delivered ready to crane and install into position.

Once installed, the roofs only required tiling, this approach offered multiple advantages: reduced waste, improved quality control, fewer trades working at height and a faster, more predictable build programme.

The Smartroof system was installed in each apartment block in only 10 days, while the semi-detached Parham units were completed in a single day. The bespoke nature of the development required detailed crane planning, particularly given the seven metre long roof sections on blocks measuring 20 metres in length, but Smartroof’s engineering and logistical expertise ensured a smooth and efficient process.

The factory-controlled production of the insulated panels also ensured predictable thermal performance, eliminating the risk of voids or cold spots. With growing regulatory pressure under Part L and the recent Future Homes Standard (FHS) announcement for more efficient and airtight homes, this prefabricated consistency allowed Dandara to meet the required standards while maintaining design flexibility, as U-values or insulation levels can be easily adapted within the system.

Sustainable material selection was another important consideration for the project. As Smartroof only uses PEFC-certified timber, the project’s support for responsible sourcing and contribution to the wider environmental objectives of the development were met effortlessly.

With the housebuilding sector continuing to face challenges around labour shortages, cost control and on-site consistency, Smartroof’s room-in-roof system helped accelerate the construction programme at The Acres, reduce reliance on traditional trades and deliver high-quality spaces that maximise both comfort and value for the end house owner.
