Smartroof Caps Off Innovative Project

Smartroof has displayed the efficiency of its offsite manufactured ‘room in roof’ system, meeting the demands of a fast-tracked, new housing development in Cambridge. 

Developer This Land wanted to explore modern methods of construction to help create affordable, well-constructed, sustainable homes built in the most efficient construction timeframe. To help achieve this, This Land required a fast-tracked roof system and one that would allow them to create additional useable room in roof space. Smartroof met the demands.

The Smartroof system is an offsite roofing solution, designed to maximise marketable floor space for housebuilders and developers by creating rooms in roofs whilst maintaining efficiency and sustainability standards. Comprising a series of factory produced panels incorporating insulated roof panels, spandrel wall panels, dormers, roof windows, dummy chimneys, soffit and fascia, it is delivered to site and craned into place. Once in place, the roofs simply require tiling. Able to reduce waste, provide better control of quality and deliver rapid construction time, the Smartroof system answers the calls of the construction industry, to enable the build of quality homes as efficiently as possible.

 

The system allowed the installation team to get a pair of units watertight within a day. This permitted fit out to be undertaken sooner than anticipated. The desirable room in roof was also created, featuring Keylite Roof Windows to provide natural daylight.

Being a modern development, Cityglades offers homes with dynamic specifications. This Land’s progressive ‘No Gas’ policy means air source heat pumps were employed, providing underfloor heating for each floor. Thermal mass in the floors and walls minimises over-heating. The houses also make use of vapour control, triple glazing, intelligent controls, sustainable drainage and much more, with communal green spaces ensuring Cityglades is a community for future generations.
